Reservations and General Conditions
Guests can book accommodations directly on www.theboutiquehouses.com, checking real-time availability and rates. A credit card payment is required to confirm the booking; after payment, the Guest will receive a confirmation email.

Rates and Cancellation Policy
Two types of rates are available:

Non-refundable rate: more affordable, but does not allow changes or refunds. The full amount is charged at the time of booking.
Refundable rate (up to 15 days before arrival): allows free cancellation up to 15 days prior to check-in. After this period, a 100% cancellation fee applies.
All rates include utilities but do not include final cleaning fees (payable at the time of booking) or tourist tax.

Check-in and Stay Rules
Guests must confirm their check-in time via email or through communications from The Boutique Houses. Upon arrival, valid identification for all guests must be presented; failure to do so will result in denied access to the accommodation. The number of guests must not exceed the number stated in the booking.

By paying for the stay and confirming the booking, the Guest fully accepts the terms of the short-term rental agreement described herein.

The Company reserves the right to substitute the accommodation with one of equal or higher quality if access to the booked property is not possible due to unforeseen circumstances.

During the stay, the Guest must treat the property with care, avoiding damage or disturbances to neighbors. Illegal activities, key sharing, smoking, and pets (unless authorized) are strictly prohibited. Guests must comply with local waste separation rules.

The booking is considered confirmed only after the rental contract has been signed. Until then, no accommodation is reserved or held.

Penalties and Limitation of Liability
In case of misconduct or property misuse, the Guest will be charged a penalty equal to 200% of the rental fee. The Company also reserves the right to deduct this from the security deposit, in addition to claiming compensation for any greater damages.

The Company is not liable for theft, regardless of how it occurs, nor for power, gas, water, or Internet interruptions not caused by its own fault. Guests are advised not to leave valuables unattended.

Data Protection and Jurisdiction
The Guest authorizes the Company to share personal data with third parties for purposes related to the rental agreement, in accordance with Italian Legislative Decree 196/2003. Any disputes will fall under the exclusive jurisdiction of the Court of Milan.
